OMAXE NEW HEIGHTS, Sector 78, Faridabad is one of the most affordable group housing in the region.

The project had all licenses and map approvals and was originally launched as Omaxe Spa Vlillage.  

Post global meltdown, around 2 years back, company decided to change sizes and relaunch a part of it as Omaxe New Heights. 

Company was unable to deposit the EDC/IDC till 2011 and was paid only in the second half of 2011 which also marked the sanctioning of building plans.

Meanwhile Haryana Govt increased the EDC / IDC to almost double, something which was not anticipated. Around this time the license of the project has also expired. Now unless the new EDC/IDC is paid to department, the license would not be renewed, sanctioned maps would not be handed over to company and no bank loans would happen.

People totally dependent on bank loans would actually have no choice then to exit the project either by way of refund or resale in open market. 

Company might subsequently sell these flats at higher prices.

It may even ask all other customers to pay increased EDC. For this INDIASPACES had suggested management, that the money should be received in a separate account specifically for EDC only.

Good to know that the premium has touched 16.5L. It seems Omaxe has sold all covered parking slots to other flat holders or is waiting for possession to sell the slots at higher rate.

Dear All, I have recently bought a flat(6th floor, 1350sq ft) in ONH at a premium of 16.5L. Unfortunately, the previous owner did not buy covered car parking and now Omaxe people are saying that covered car parking is not available. What can we do? Thankyou - Jyotsana

What is the status on the sector road that is suppose to connect Omaxe New Height to the bridge? How is the development of Triumph Towers and the neighbouring projects - SPA, Era Group towers.

I visited ONh this weekend and was surprised to know that Omaxe is selling remaining 12th floor flats at 3500 /psft. I'll upload their costing sheet soon. The BSP for 1350 sqft flat is 47,58,000 + EDC +Parking. The construction speed is very good. Structure is complete, internal / ext plaster has reached 7 floor and tile work has started for the lower floor. The possession is 1 year from now.

Cannot you buy open car parking? I know that omaxe is selling the open car parkings?

Master road work can be seen near omaxe new heights just after crossing bhatola village. Road from BPTP bridge to ONH is more or less done but has hurdles at two palces. One near Bridge, bcoz of sector 80 land aquistion issue. Another by an already existing Constrcution on the way of master road. Let us hope these issues will be settled soon and we will directly reach to ONH rather than taking road ( more like sewrage drain) thru bhatola village.

Hi, I would like to invest 25-30 lakhs in a residential project which could give good return in 3-4 years. Could you please suggest few? Is Noida extension area still risky ? It it worth to go in that area and invest? thx very much Rohan

yes there is some problem the way omaxe has calculated Enhanced EDC. the enhanced EDC demand from ERA is for Rs.155/- per sqr feet where omaxe has taken more than Rs.200/- per sqr feet from us. we need to write back to Omaxe on this as i shall be doing the same. the raise was for enhaced EDC i think they have increased IDC etc proportionately which omaxe should not.

Hi Mamta, Actually i have talked to OMAXE then they told after transfer process completion, we will talk about parking. Still transfer has not been completed. Please let me know in your case what is problem and what response from OMAXE.
