In reponse to my query regarding status of omaxe heights ,this is the response I got from Omaxe. The expected date of offer of possession of your property is June’10. Further we wish to apprise you that the development in the property is going on very smooth and as per the time line mentioned above, we strive to offer the possessions. The plans might be different for HUDA as they have broader perspective but Omaxe would develop this complex fully with in next year

First of all I am very much impressed by your knowleadge and help. I am planning to buy 2BHK in Omeax height sector 86 near march 2010. Is it good time and place to invest? What is premium going on there right now

Very frustating to see the Omaxe height faridabad position, we all talking about govermental agency for completion certificate etc , nahar par issue and so on. Goverment agencies will come in picuture once construction/towers will get completed. Has the Omaxe completed it?

Dear Mr. Jitendra. i have some recent photographs of Omaxe heights. i will mail it to you. I have some updates which I want to share 1. Progress is speedy in last few months, they are trying to bring all towers to same stage. that is why some towers which were at advanced stage earlier did not see any stage of payment in past few months as the stress was to bring the lagging ones on fast pace. 2. please don’t be carried away seeing lack of roads\landscaping on site... these activities would start once the wet works inside the flats are almost over otherwise internal roads gets damaged by construction equipments. Also the works linked to payment stages will naturally be taken first. 3. Now about the sector roads… so this project is conveniently close to the BPTP bridge and developed sectors of Faridabad. If the Gate close to Eureka tower is opened, then one can access the BPTP bridge in no time. Hence sector roads would not affect occupancy to a great extent. 4. They already have an electrical connection, ground water table will not be very low (close to Nehar), and sewer Nallah is running parallel to the Nehar , one STP is also planned by the government. 5. Dear Mr Jitendra, I respect your intentions of keeping balance and safeguarding the NEHARPAR real-estate industry ( I am a regular follower or your forum). 6. But sometimes your comments are offensive. Please see that the Builder Buyer agreement says that the penalty will be paid after 36 months of signing the agreement and not from the start of construction. This is a week term and this way eligibility towards the clause varies from person to person. Now please don’t say that “why did I sign it then and did not challenge it in court of law if I had guts etc etc..”. Such things comes in a package deal and you have to accept all “good and bad” together (you know that better then me). And that is why one goes with a reputed builder and believe that they will care about their customers and their reputation. 7. By and large I am not panicked and I see good occupancy in Omaxe heights this year itself.

How can the possession be given when there is no sewer, electricity, water connection availablity, roads etc. and when you talk of sector roads, is there any official version of the sector roads or just an image created by people like you.

Dear indiaspaces Ji, First of all I would like to thank you that you provide reply to all the questions peoples raise on your website. I have no right to say any thing like this but Belive me this create a very good repo about you in the communiity . Rest about omaxe height you have raised the point builder buyer agreement, related to such I have such queries 1. If the builder has asked for 36 months , were they not aware of that they can complete the construction with in that time period, has omaxe not taken a buffer time in it. if they have not taken according to me it is a poor planning from their side and if yes they have taken than why they are not delivering. 2. Second point you raised about the formalities to be dnoe from govermental agencies and in this regard my point is very simple "is omaxe a startup company or is it their first project? I am very sure some or the other issue arise in every project and that is whythe builder experience comes in picture . When some body is pruchasing a flat /booking a flat from a brand name bascially is he buying the qaulity, committments and trust and if a big builder also start giving such execuse than what is the difference between him and a start up builder as both are delaying , both are not giving dates, both have hurdles on one or other issuess

Dear Mr. Jitendra. in connection to what Abhishek has said. i agree that there is no credibility left on the part of any builder. this is one of the reasons builders are opposing the Real estate regulatory bill also. as far as Builder buyer agreement is concerned it is made totally one sided and it favours the builder so rest assure that you will have no relief there also. 36 months is a big enough time to complete a project (taking in to account all GOVT. approvals etc.) unless and until the intention of the builder is in favour of a timely delivery. NeharPAR area is an classic example of plight of people who have invested as end-users. it is very frustrating to see delivery dates being extended months after months and see your hard earn money being wasted in paying the interest and rent when you have paid all your instalments (to the builder) in time. and when i am saying that let me tell you that i also belong to construction industry and i have a fair knowledge of construction timelines and approval processes
