BASIC COST AND OTHER CHARGES

5% of total value in multiples for each PLC[ 10% in case of villa over 24 mtrs road]
club membership charges (CMC) (optional) Rs 75000/-  per dwelling unit.
Utility connection  charges (UCC) Rs 15000/- per villa
interest free maintenance  security deposited (IFMS) @Rs 200/-per sq. yds.
maintenance charges (MC) on or before possession as may be levied by the maintenance agency at the relevant time
sinking fund (SF) on or before possession as may be levied by the maintenance agency at the relevant time
refundable contingency deposit ( interest free) to be paid before taking possession.(CD) as may be levied by the Maintenance agency at the relevant time.

The Purchaser has read and understand the above schedule of payment and agree to abide by the same and he/she has agreed and understood that timely payment of installments as aforesaid and other charges as mentioned in this agreement  are the essence of this agreement

Company is not clarifying on OC clearly meaning that OC not received ,if there is no electricity/sewrage of course OC is not there . Regards

Please dont comment on OC unless you have a concrete reason to claim, something like an RTI or a company communication. In most projects that got possession, electricity & other amenities come later. However the developer undertakes to provide these till they get it from govt else they cant get OC. projects ran on generators, STPs & Water tankers. Because of govt delay, you cant deprive people of possession. just track these on all projects of all developers where possession offered.

As per Hudas web site, sewerage work expected to be completed next year, electricity nobody has clue and OC not received I believe. Whats construction you are getting done internally.

if you compare it with flats then psf rate of super area would be on higher side then better located flats with all amenities like security, power backup, club etc. Dwellings like villas, kothi etc are always calculated as cost of plot in the region + cost of construction. You can check any villa. The realistic premiums are in the range of 20000 psy making the plot value at around 28000 psy which is otherwise also the plot rates. no premiums on constructions.

Feel free to live in a make believe world. But villas / kothis prices are determined by the plot prices in the vicnity. Since there are floors in every pocket, so no pocket would remain isolated or deserted. lastly, villas layout become a limitation, not to use it or sell as independent floors. So plot factor in villa would never exceed average plot price in block / region.

Sachin G , The price cant be compared wrt plot prices ,in plots you have choice for construction and in Villas there is wastage f space at cost of customer due to poor design . Appreciation will be there when you compare to flats ,but don't relate to plots . Regards Bhupesh
