villa situated on road wider than 12 meters 5%
villa situated on roads 24 meters wide & above 10%

BASIC COST AND OTHER CHARGES

BASIC SALE PRICE (BSP)  
External Development Charges (EDC) RS 1024/- per sq. yds.
Infrastructure development charges (IDC) RS 445/- per sq. yds.
preferential location charges (PLC)
(i) park facing (ii) corner villa (iii) villas on road over 12 mtrs. in width
5% of total value in multiples for each PLC[ 10% in case of villa over 24 mtrs road]
club membership charges (CMC) (optional) Rs 75000/-  per dwelling unit.
Utility connection  charges (UCC) Rs 15000/- per villa
interest free maintenance  security deposited (IFMS) @Rs 200/-per sq. yds.
maintenance charges (MC) on or before possession as may be levied by the maintenance agency at the relevant time
sinking fund (SF) on or before possession as may be levied by the maintenance agency at the relevant time
refundable contingency deposit ( interest free) to be paid before taking possession.(CD) as may be levied by the Maintenance agency at the relevant time.

The Purchaser has read and understand the above schedule of payment and agree to abide by the same and he/she has agreed and understood that timely payment of installments as aforesaid and other charges as mentioned in this agreement  are the essence of this agreement

we paid edc as part of allotment in 2005-2006 i.e 6 years before. It is also written in the aggement. Now why we need to pay enhanced edc ?

Hi indiaspaces, As you are already aware, BPTP sent a payment demand for around 5,10,000 as increased EDC. Haryana govt increased the EDC and so instead of 1024 per sqyd, now the EDC rate is 2400 per sqyd. BPTP was supposed to ive the possession last year itself and because of the delay the builder made, now the customers like me will have to pay this increased EDC. I don't think, this is justified. Any option you see in this scenario? Fellow investors/end users : Please comment.

I receved a latest demand for enhanced edc i.e 1376*150+ tax = ~2 Lac rupees. any body got this kind of demand .

indiaspaces Ji , If we would have got timely posession say 3-5 years back still liabality of increased EDC would have arise ?

we can give enhanced edc only on the condition that they give possession of villa..

150 sq yd villa for 75-80 lakh . cheap as compared to noida

indiaspaces, I am emailing you the complete Judgement. you can easily access judgements from consumer courts website as well. These will not be available in google search. http://delhistatecommission.nic.in/ will give access to judgements across India. What I wish to say is that process and systems work if we have patience to go through the drill. If we stop beleiving in systems then we can't blame them either. Thanks Shaleen

i m also a owner of 150 sq yd villa.though prices r appreciated and continue to grow but i m end user so i want to live there.lets unite and check with bptp's office..
