BASIC COST AND OTHER CHARGES

5% of total value in multiples for each PLC[ 10% in case of villa over 24 mtrs road]
club membership charges (CMC) (optional) Rs 75000/-  per dwelling unit.
Utility connection  charges (UCC) Rs 15000/- per villa
interest free maintenance  security deposited (IFMS) @Rs 200/-per sq. yds.
maintenance charges (MC) on or before possession as may be levied by the maintenance agency at the relevant time
sinking fund (SF) on or before possession as may be levied by the maintenance agency at the relevant time
refundable contingency deposit ( interest free) to be paid before taking possession.(CD) as may be levied by the Maintenance agency at the relevant time.

The Purchaser has read and understand the above schedule of payment and agree to abide by the same and he/she has agreed and understood that timely payment of installments as aforesaid and other charges as mentioned in this agreement  are the essence of this agreement

I also own a villa in F block. Last offer I got from a dealer was of 80 Lacs around a month back.

Premium should be around 60 lakhs...for 150, it is 35-40 lakhs

indiaspaces Ji , If builder demands increased EDC charges will that be paid by bank if bank loan is already there . Regards

Good news ,PNB Housing is also paying the increased EDC demand provided its all in your sanctioned limit .

indiaspaces Ji , If we would have got timely posession say 3-5 years back still liabality of increased EDC would have arise ?

Hi Mr. Gupta, i have gone through all your feedback on the concerns. Need your expert advise. I am planning to buy a residential plot in BPTP Sector 77 PE Block in resale. Please suggest should i go for it and what is the right price to purchase it as it is a very hard earned money and i do not want to get cheated. Pls help..

I suggest that you are entitled to Villa as the agreement has been signed and 45%+ payment has already been paid. BPTP cannot back out from agreement unless there are technical/administrative justifiable reasons beyond their control. This type of cases are regular as far as BPTP is concerned due to their mismanagement/greed to extract maximum value of their land bank which they brought from hard earned money of innocent buyers. You must opt for legal course of action.

BPTP allotted a villa in December 2007 under Park land Project Faridabad, (Villa F7/47 ) on the name of my wife Mrs Neeru Pandey ( Customer releation number of BPTP 105354 ) and I paid 35% BSP +100%EDC+100%IDC+100%PLC charges. Builder Buyer agreement signed in June,2008 and as per the agreement signed by Sunil Puri on belaf of BPTP.And as per that Villa was to be deliveredwithin three years. BPTP raised demand for completion of foundation @10% of BSP in the same month and it was paid. After that they stopped the demand. In 2010 BPTP informed that my villa has been relocated by them and again promised to do reallotment in 2011. But again BPTP did not do that and keep on giving excuse for delay. Few days back they have have now come out with the statement to take money back or explore other options of flat. I am really fed up with their indifferent attitude and raise following objections. 1. If company has completed foundation how can they relocated my villa? 2. BPTP is not replying any thing in writing which raises doubt about their intention?. 3. Senior person like manmohansingh and Harikesh Jolly never lifts the phone and by chance they lift then they do not give satisfactory reply. I feel cheated in the hand of BPTP.
