5% of total value in multiples for each PLC[ 10% in case of villa over 24 mtrs road]
club membership charges (CMC) (optional) Rs 75000/-  per dwelling unit.
Utility connection  charges (UCC) Rs 15000/- per villa
interest free maintenance  security deposited (IFMS) @Rs 200/-per sq. yds.
maintenance charges (MC) on or before possession as may be levied by the maintenance agency at the relevant time
sinking fund (SF) on or before possession as may be levied by the maintenance agency at the relevant time
refundable contingency deposit ( interest free) to be paid before taking possession.(CD) as may be levied by the Maintenance agency at the relevant time.

The Purchaser has read and understand the above schedule of payment and agree to abide by the same and he/she has agreed and understood that timely payment of installments as aforesaid and other charges as mentioned in this agreement  are the essence of this agreement

Deepak Ji , Write email to customer care to send you photo that proves your villa is Park Facing . Or email to customer care with photographs contradicting their claim .

Hi fellow investors/residents, i personally feel that builder always put some * mark and clauses in builder buyer agreement and on behalf of that they give the price shock to the customers. If the increase is upto a certain limit like 1-2-3 lacs then it can be understood some how but if you see, the increase is almost 15 lacs, how could end user arrange for this shock in price? Kindly share your opinion and your plan regarding the payment. have you paid already or going to pay or any other option. Thanks and Regards, Nadim

Hi indiaspaces ji, I wrote an email to bptp to check the status of my villa possession. They responded saying that the possession letter is sent already on 11th August. They sent me a soft copy of that. In the letter, its written 1st sept is last day of payment. They demanded more than 22 lacs now i which there are charges like additional edc, stp, for increased area, sewerage. Kindly suggest, the way forward. It would be helpful to understand how to proceed further. other members :kindly if you all also can let us know your plan. This will be helpful. Thanks. Regards, Nadim

indiaspaces Ji , The customers have paid IDC and EDC ,still BPTP is demanding charges for electricity substation and STP ,STP is normally taken care by local govt bodies and electricity substation responsibility is with Haryana Vidyut Nigam I believe .Request you to advise your inputs .

I received posession offer hard copy. every time i uses to get soft copy first but this time surpisingly i received courier. NOw there lot of extras basic price is increased may be because bilt up area increased to 1025 sft. stp charges and interest calculated [ since my child hood for not buying this villa earlier ?] No mention of penalty they need to pay. need to talk them understand the situation now 9 lacs burden.
