5% of total value in multiples for each PLC[ 10% in case of villa over 24 mtrs road]
club membership charges (CMC) (optional) Rs 75000/-  per dwelling unit.
Utility connection  charges (UCC) Rs 15000/- per villa
interest free maintenance  security deposited (IFMS) @Rs 200/-per sq. yds.
maintenance charges (MC) on or before possession as may be levied by the maintenance agency at the relevant time
sinking fund (SF) on or before possession as may be levied by the maintenance agency at the relevant time
refundable contingency deposit ( interest free) to be paid before taking possession.(CD) as may be levied by the Maintenance agency at the relevant time.

The Purchaser has read and understand the above schedule of payment and agree to abide by the same and he/she has agreed and understood that timely payment of installments as aforesaid and other charges as mentioned in this agreement  are the essence of this agreement

They were giving the carpet area and stairs for the BSP all this time since 2006-07. 150 sq yard carpet area was reduced to 964sqft to accommodate for stairs etc so total would be 1250 sq ft. How suddenly, at the time of possession BPTP has come up with this Extra area that was always there in the original BSP (Base selling price). Please post corrective comments if I have misunderstood something.

Hi Sunny, Do you mean to say that the area which they show as increases area is genuine? Is it really area in the villa or outside villa like common area etc. Can someone tell what is included in super area? The reply which i got from BPTP is pasted below you that the area of the plot for F2-34 is 350 Sq. Yd. However, revised final built up area i.e. the super area of the said villa stands at 3029 Sq. Ft Further to your query, you are requested to Refer to the clause number 1.2 of ‘ 1. Considerations and other charges ‘. The extracts of the same is reproduced hereby for your ready reference, 1.2 The seller/confirming party has agreed to sell, reserve/allot and the purchaser has agreed to purchase Villa No. F2-34 proposed to be constructed on the freehold plot admeasuring 350 Sq. Yds. approx in the said colony, with an approximate built-up area of 2580 Sq. ft. ( the areas are tentative and are subject to change till the grant of occupation certificate by the competent authority) as per plan Annexure “ A” and specification as per Annexure “ B ” annexed herewith this agreement Accordingly the demand towards Offer of Possession letter has been demanded. of course premium will surely increase after possession.just hold onto it for some more time as prices have started appreciating as 150 sq yd villa premium is 55 lakh and increasing continuously.

I am surprised as I have also F block 150 syd , but hav not got any demand letter/possession letter. What only some are getting and others not?

Hi Sunny, Could you check how much is the increase in super built up area they have claimed and at what rate per sq ft. they have charged for increase area. Does it match with the cost they had mentioned in buyer agreement. Can you inform what is the construction cost per sq ft they mentioned in buyer's agreement to be applied for any increase in area. H Sharad, I see in the letter, the increased constructed area is 450 sqft and they demanded 561250 Rs more in BSP so if i just calculate the rate it comes out to be 1247 per sqft. Kindly verify this and check with other source as well. Regards, Nadim

Hi Nadim and indiaspaces, Could you check how much built up area has increased and how much cost being charged per sq ft as compared to commitment in buyer's agreement. I remember BPTP mentioned the built up construction cost per sq ft in the agreement if there is increase in area. Can you please check the buyer's agreement and inform the committed construction cost per sq ft Vs what they have now demanded on increased area. Thanks and regards

Hello indiaspacesji, What is the on going premium on 150 sqyd G block villa. Is it good to sell before possession? Or you think premium will increase after accepting possession?

It is definitely worth keeping till it is livable. But it is not clear whether premium for 150 sq. yard villa in G Block is Rs.55.00 lakhs or it is total cost of the villa as of now.
