BASIC COST AND OTHER CHARGES

Infrastructure development charges (IDC) RS 445/- per sq. yds.
preferential location charges (PLC)
(i) park facing (ii) corner villa (iii) villas on road over 12 mtrs. in width
5% of total value in multiples for each PLC[ 10% in case of villa over 24 mtrs road]
club membership charges (CMC) (optional) Rs 75000/-  per dwelling unit.
Utility connection  charges (UCC) Rs 15000/- per villa
interest free maintenance  security deposited (IFMS) @Rs 200/-per sq. yds.
maintenance charges (MC) on or before possession as may be levied by the maintenance agency at the relevant time
sinking fund (SF) on or before possession as may be levied by the maintenance agency at the relevant time
refundable contingency deposit ( interest free) to be paid before taking possession.(CD) as may be levied by the Maintenance agency at the relevant time.

The Purchaser has read and understand the above schedule of payment and agree to abide by the same and he/she has agreed and understood that timely payment of installments as aforesaid and other charges as mentioned in this agreement  are the essence of this agreement

Did anyone so far received a call for possesion or registry from BPTP after sumitting all documents? I am still holding to submit undertaking document and thinking if can hold till get a call from bptp...!! It's really getting too late now. Customer care never replies the email and they never been reached by phone. If ny chance you connect, they dont have a cocrete answer. Does anyone knows about any status or update!!

As long as they are giving it for fitments and not actual possession vide sale deed, it should not be a problem with or without OC.

Already asked for site inspection. Even layout map (showing boundry of plot) was not provided and cc official said layout map would be provided at the time of registry. No official deputed to facilitate us in inspection of site. Even after three months, date not confirmed for registry.

Did anyone apply for NOC for Fit Out with BPTP for Villa? Did anyone so far got the Keys of property??

They wont give you possession without undertaking. You can ask for site inspection first and then give undertaking.

Same in case of plots. I have not submitted Indemnity as there is no such clause in Plot buyer agreement. Customer have the right to raise issue,if any, with respect to deficiency in service. Given my willingness to take physical possession and paid balance payment including registry and maintenance charges.

BPTP is asking me to submit the signed Indemnity Cum Undertaking on stamp paper of Rs 100. It surprise me because it should be submitted at the time when we will get the physical possession. As it states too I declare that I have taken physical possession... So why are they demanding it befre giving the physical possession? Has anyone submitted this to them? Should it be submitted before getting the property keys in hand?

Agreed Mamta Ji. This point has been raised in past too to be united. But most of the customer are NRIs and most of us do not know as what needs to be done although everyone want their villa. As you mentioned about CCI, so a guideline and directions would be needed as how to file a complain.

I wrote to customer care and got below reply. I am pasting as it is. Hope this update will get us some relief sigh: In reference to your below mail. We understand your apprehensions towards the registry of the said unit. However, we would like to update you that we have already expedited your request to issue the NOC for fit out towards the said unit. We would request you to kindly allow us some more time to complete the process. We shall keep you posted with the readiness of the NOC for fit out accordingly.

We are facing same issue with BPTP as holding VILLA,Poor response from customer care for possession queries,I think we all VILLA holders to be united and seek Government help. CCI is very strict in such type of issues.....But we all need to be united as we have invested so much amount and still without Home...........
