BASIC COST AND OTHER CHARGES

5% of total value in multiples for each PLC[ 10% in case of villa over 24 mtrs road]
club membership charges (CMC) (optional) Rs 75000/-  per dwelling unit.
Utility connection  charges (UCC) Rs 15000/- per villa
interest free maintenance  security deposited (IFMS) @Rs 200/-per sq. yds.
maintenance charges (MC) on or before possession as may be levied by the maintenance agency at the relevant time
sinking fund (SF) on or before possession as may be levied by the maintenance agency at the relevant time
refundable contingency deposit ( interest free) to be paid before taking possession.(CD) as may be levied by the Maintenance agency at the relevant time.

The Purchaser has read and understand the above schedule of payment and agree to abide by the same and he/she has agreed and understood that timely payment of installments as aforesaid and other charges as mentioned in this agreement  are the essence of this agreement

Atul G , The next buyer who takes from you will have to get the registry done and stamp duty is never considered when negotiating the deal ,hence if you pay the stamp duty ,the next buyer will again have to pay . Rest is your conscious decision .

Just to update BPTP has sent possession letters to all G block owners. Since last 2 months I am trying to sell my villa...now I want to know should I sell villa now before registry or after registry and wait for 6 months... At this time I will have to spend registry expenses. I am willing to keep for 1 year provided there is appreciation. What is your expert advise keeping elections also in mind?

Dear Friends there is no need to be cheerful. The construction raised by the BPTP in Villa was compounded by the Director Town and Country Planning, Haryana on 31.5.2013 but they took no trouble to provide us compounded details. Now they have provided compounding detail on a piece of A4 paper which is no use. This is not readable even by a Microscope. Now we have to approve the building plan of area to be constructed by us from STP the estimated expenditure of approval of building plan is Rs.20,000/- in addition to expenditure to be incurred on obtaining completion/occupation certificate. From the above it is clear that we can not directly start the construction.

grest news!! today's update bptp just got the permission now. received mail from bptp. now we call can construct floors above our villa. cheers to all the members of indiaspaces. great work guys!!!

What!! Does it mean that we can't construct rest of the floors! We bought the property with that pint in mind that we will construct rest part ourself to make it livable!! Did you ask from BPTP if they have plans to get this approval!! So, what's now ! then this proporty is a wase investment!! Should we not hold it anymore then?

Map attached with Villa Buyer Agreement is just a piece of paper, not approved drawing. If that map had already been approved why they are asking us to get the map approved from STP for extension. This fact has been verified by me from STP office and even BPTP has itself admitted. Due to non-approval of drawing attached with Villa Buyer Agreement, we are unable to submit building plan in STP office for extension of Villa under Self Certification Scheme of Town and Country Planning Haryana, Chandigarh (attached herewith)
