Yes we understand how well there projects are selling .....we are seeing advertisiments of heir Projects Park Arena , Astaire etc etc for the last more than 2 yrs whereas for Builders of Repute like the projects get sold hand to hand . Puri Constructions has a better repute than BPTP .....

Whats your opinion about commercial project Park Central in Sec 85 Faridabad . And is there ny back financing that commercial shops/offices .

BPTP has been indulging in malpractices. Probably they have hired good brains who are indulging in finding new ways to do so. Some of the ways what I could understand are: 1. Overbooking their Projects may be by two fold or three folds and keeping customer waiting for allotment for indefinite period. Utilising their money and then returning the money of some of the customers. 2. Doing allotment on fake numbers and keeping them waiting for agreement for a long time. 3. Builder buyers agreement are signed and they start demanding money for further construction without actually doing any construction. 4. After collecting substential amount of construction link payment, they come up with the excuses of relocation due to non approval and insist customers to take back their money with some nominal interest which vary upon person to person or some times shift them in another Project. 5. Upon completion, they apply for OC (Occupancy Certificate) and simultaneously start giving fitment/improvement possission. This possission does not allow customer to live in their prorperty unless the OC is received from DTP. Why BPTP does this? So that they can extract full amount from the clients and start levying maintainance charges from them. 6. BPTP customer care is a customery department and infact only mislead the people. Most of the investors sign the agreement out of ignorance as they do not have the required knowledge to understand the one sided agreement. Regards'

DELAYED PAYMENT INTEREST - ( BPTP Parkland Faridabad )

During 2007 to 2012 (till date) we have not received any specific demand notice for delayed payment interest neither it was mentioned in our ledger with BPTP Ltd. Month-wise reminder letters during 2007 - 2008 for providing us required documents for loan disbursal, sanction of loan from HDFC in 2007 have already been sent to MD, BPTP establishing there was no delay on our part. It was also mentioned in these letters as per discussion with their officials, BPTP Ltd. would not demand next installment and interest on delayed payment till HDFC start disbursing loan. BPTP Ltd. never responded to our letter in negative or affirmative. I think limitation clause would be effective from the date of their demand notice 23.04.2012 received on 18.05.2012 which we have challenged. We had already deposited 95% of payment in April 2008 itself. Since I have purchased this plot for end use purpose otherwise I would have exited from this project long back considering the unprofessional approach and working of BPTP Ltd. during last six years. Received demand notice for delayed payment interest 46K+. Booked plot in 2006 but Plot Buyer Agreement papers were given in April 2008 though the agreement was executed in September 2007. HDFC Ltd. refused to disburse loan against plot allotted to us. BPTP failed in providing the documents for disbursal of our loan from HDFC. After regular followup/ reminder we were given agreement papers, permission to mortgage, NOC,tripartite agreement on 23.04.2008 and within seven days on 30.08.2008 we had deposited the complete outstanding from fresh loan sanction from LIC Housing Finance Ltd. Delay in deposit during July 2007 to April 2008, was solely on the part of BPTP. We found it unethical and unfair on the part of BPTP for claiming delayed payment interest @18 due to their own lapse. We would certainly take up this matter in Consumer Forum, in case BPTP did not waive off these charges. We have also demanded penalty charges as per agreement clause @Rs.6 per sqr mtr per month from April 2010 which is continuously accumulating for not offering us possession of our plot as per stipulated time-frame. I book a flat in Parkland faridabad, a project by BPTP. I have paid complete price of the flat as per original agreement and demand letter raised by BPTP. Last year BPTP demanded Rs 5lakh extra as increased EDC charges which I had to pay. This year again they are demanding Rs 1lakh as EDC charges. As per agreement posession was suppose to be in April 2012 which is far from reality. Can you please advise, if it is worth to hold back property or sell it.

recently, BPTP has sent me email saying that late possession panalty will be adjust at the time of actual possession as per the clause 22.3 of agreement. here everyone is suffering for development. pregress is very slow and not upto the mark. Looks BPTP is not interesed to spend money. i will suggest eveyone,you should fight for completing the work and do not take possession until bptp complete development work of plot/block/sector.

Pl. go through Plot Buyer Agreement with you. There is fixed date mentioned for plot possession. It is withing 24 months of approval for the entire colony (Parkland project) from the competent authority. When BPTP offer plot possession God knows. There is no penalty clause on builder but there are many on customer. I had also booked plot in 2006 for end use purpose and status remains the same. There customer care service is really poor and I have not seen any major improvement in last six years. Even now my emails/telephone calls are still occasionally answered at their will.
